You may feel invincible with your home insurance. No matter what carrier you have your policy with, it provides loads of great coverage, but it does have exclusions, and knowing what they are can help you be prepared for them. At VIP Insured in Bellevue, WA, we have more than 50 years of combined insurance experience, and we work hard to make sure our customers have all the information they need to make educated insurance choices.
Home Insurance Exclusions
Flooding
As this year’s hurricane season shows, flooding is a very serious threat to homeowners. The fact that your home insurance doesn’t cover flooding is something you need to consider carefully. Optional coverage is available from the NFIP (National Flood Insurance Program) and if there is any possibility that your home could be devastated by a flood, having this coverage makes good sense.
Earth Movement
Earth movement is not just one thing. It includes earthquakes, mudslides, landslides, and sinkholes. If the earth is moving, you can be pretty sure that your home insurance is not going to cover the resulting damage. If this is a worry you have, you can purchase additional coverage to protect yourself.
Owner neglect
This is one exclusion that most people probably don’t think about, but it is very real. The insurance company expects that you are going to make any repairs that your home needs in a timely manner, and they can cancel your policy if they ask you to fix something, and you don’t. Repairs also mean preventative actions like treatments for termites and rodent infestation.
Sewer backup
If the sewer backs up into your home, the damage and cleanup are on you. You can get a rider to cover sewer backup.
